Compare Rocket Mortgage and loanDepot by requesting estimates for the same purchase, not by ranking their advertised rates or turnaround slogans. A mortgage quote can look cheaper because the down payment, points, lock period or loan type differs. Align those inputs before comparing the result.

Rocket's loan-options page and loanDepot's product navigation describe several borrowing structures. Product listings do not mean every applicant, property or state qualifies. This guide is a purchase-estimate worksheet, not a comprehensive service review or evidence that either provider is best overall.

Give both lenders the same transaction

Use the same price, address, occupancy, down payment, loan amount and requested term. State whether you want points, a lender credit or neither. Ask how long the rate is locked and which conditions could change it. A quote obtained on a different market day is not a controlled price comparison.

Use the CFPB Loan Estimate explanation to locate the fields. Compare lender-controlled charges separately from taxes, prepaid insurance and estimates for services you can shop for. A lower escrow estimate does not necessarily mean a cheaper mortgage.

FieldComparison question
Loan type and termAre both quotes the same product?

Five-year comparisonAre remaining balances and paid costs considered?

Choose a useful ownership horizon

Test a short stay, your expected stay and a longer stay if moving is delayed. Include remaining loan balances on the same date. A lower installment does not establish lower ownership cost if it reflects a longer repayment term.

Ask about the written process for appraisal, title issues and underwriting conditions. Speed statements are not a guarantee that your transaction can close by a particular date. Keep any purchase-contract deadlines separate from a lender's marketing claim.

A hypothetical cost comparison

Two invented 30-year fixed offers finance the same $400,000. These are not Rocket or loanDepot rates and assume no points, fees or insurance.

ScenarioPrincipalContract rateMonthsMonthly principal and interestTotal modeled interest
Aligned quote A$400,000.006.25%360$2,462.87$486,632.77
Aligned quote B$400,000.006.5%360$2,528.27$510,177.95

Add actual points and lender charges before deciding what the payment difference is worth. For a five-year sale, compare both outstanding balances and all cash paid through month 60 instead of using full-term interest.

The calculation uses payment = P × r ÷ [1 − (1 + r)^−n], with r equal to the contract annual rate divided by 12 and n the monthly payments; at 0%, payment is P ÷ n. Totals use unrounded payments, so multiplying the displayed payment can differ by a few cents. These invented rates are not provider quotes. The model assumes fixed rates and regular monthly payments; fees, insurance, taxes, daily accrual and other costs are excluded unless explicitly stated.

Questions to resolve before you choose

Should I compare APR alone? It is useful, but also compare term, points, cash to close and the horizon you expect to hold the loan.

Does a lower cash-to-close figure prove a cheaper offer? No. Identify whether the difference is a lender credit, a larger balance, a different escrow estimate or a genuine fee reduction.
