Local lender shortlist
Contact the provider to verify who can quote your property. Branch access and published products can change, and a listing does not establish that a provider can approve your scenario.

What to verify for a San Diego property
For a San Diego condo, start with the association’s current master insurance information and your own unit policy quote. Ask the lender which documents it needs from the association and which cost belongs in the payment estimate. Keep your deductible reserve out of the mortgage payment line. An estimated unit share of an association deductible is a separate stress scenario and depends on actual policy and allocation.
Check the applicable San Diego Housing Commission program separately from the mortgage quote. If you intend to use assistance, give each lender the exact program name, purchase address and expected closing date. Ask whether the provider can work with the program for the property, and get written confirmation of the amount and funding date before using it to reduce the cash budget.
Set a common closing timeline with a target date for the property review, appraisal and funding. Note when your rate lock expires and whether any fee applies if review takes longer. A different timeline can change the usefulness of an otherwise attractive quote, especially if you are also waiting for association records or assistance approval.
Compare providers on the same scenario
SDCCU vs Chase for a condo purchase
Check credit union membership and identify the Chase mortgage adviser. Ask both about the same master-policy information and send the same unit quote. Compare monthly housing cash only after matching insurance and common charges.
Guild vs Chase if using a buyer-assistance program
Ask both providers to confirm participation for the exact program and property. Request one estimate with the documented assistance and a second budget without it if the funds are pending. Compare loan charges and cash requirements separately.
SDCCU vs Guild for a shorter closing deadline
Ask who obtains the project documents and how long the review could take. Compare identical lock periods and keep an alternative cash plan if the program or review takes longer than expected.
- Send the same facts. Share the property type, address, occupancy, purchase price, down payment, loan term and planned close date with each provider. Ask whether the quote uses a locked or floating rate and how long the terms apply.
- Separate upfront cash from borrowing cost. Compare origination charges, points and lender credits. Read estimated cash to close separately because it can include down payment, prepaids and escrow deposits.
- Check what might change. Ask about conditions that affect the rate, closing date, building review, appraisals and assistance. Verify the company or individual through NMLS Consumer Access.
Worked example with two written-offer scenarios
These fictional offers are independent of the providers above. Both use a $575,000.00 loan over 30 years, compared after 60 months. The table excludes taxes, insurance, mortgage insurance and down payment so the rate and lender-cost trade-off is visible.
| Measure | Example A | Example B |
|---|---|---|
| Fixed note rate | 6.5% | 6.625% |
| Cash-paid charges before credit | $7,850.00 | $6,050.00 |
| Lender credit | $0.00 | $1,700.00 |
| Monthly principal and interest | $3,634.39 | $3,681.79 |
| Remaining principal at comparison date | $538,263.12 | $539,030.64 |
| Interest plus entered net charges | $189,176.59 | $189,287.92 |
Example B changes upfront net charges by -$3,500.00 and monthly principal and interest by $47.40. At the comparison date, its modeled interest plus net charges are $111.34 higher. Compare the remaining balance separately if you plan to sell or refinance. A different holding period can change the cost comparison.
How the holding period changes the comparison
| Holding period | Example B cost minus Example A |
|---|---|
| 24 months | -$2,058.86 |
| 60 months | $111.34 |
| 120 months | $3,706.35 |
A negative difference means B has lower modeled borrowing cost at that date. If you expect to refinance or sell earlier, check the early row and the payoff balance. If you plan to keep the loan longer, check whether the accumulated interest overtakes any upfront savings.
